Seven waypoints before you book

An established township’s reputation cannot stand in for the contract on an under-construction flat. Clear these checks one by one.

01Match the exact MahaRERA phaseSearch PR1180002602209 on the MahaRERA portal. Promoter name, address and tower details should all match the unit you are offered.
02Read the registered completion dateListings say July 2033. Find the date declared to MahaRERA and the one written into the agreement for sale, and check that they agree.
03Confirm the approved layout and carpet areaPut the unit’s approved plan next to the brochure and the cost sheet. Data from older phases does not apply.
04Total the acquisition costGet GST, stamp duty, registration, parking, premiums and deposits in writing, then run them through the estimator.
05Drive the commuteTravel your real route at real times. Proposed roads and bridges stay hypothetical until they open.
06Pin down the amenitiesFind out which facilities are Positano’s, who maintains them and whether access costs extra.
07Read the exit clausesRefunds, cancellation charges and milestone instalments. Have an independent lawyer read the agreement before you pay a significant amount.
